What kinds of marketing does Greater Cincy Homes use?

Cincinnati and Northern Kentucky MLS - Your home will be advertised on the appropriate Multiple Listing Service to your area. This is one of the most important tools used for selling your home. We take extra time to make sure that we provide every piece of pertinent information about your home so that buyers are given a full opportunity to learn about your home while viewing online and while touring the property.

Open Houses - When done the right way, an open house can create a positive buzz about your home. By utilizing an array of directional signage as well as balloons, advertisements, and online marketing, a successfull open house will get the word out about your home. Open houses are not required, but certain homes get more traffic through this style of marketing when early in the listing period.

Professional Photography - Since the majority of buyers are looking online, it is very important to provide a memorable first impression with the best photos possible. We pay our photographer to go though our listings with a wide angle lense and capture the homes best features. We spare no expense in marketing your home to give it the best first impression we can so that buyers will set up a private showing.

Staging - Staging a home for sale is a somewhat newer practice that allows your home to put it's best features on showcase to better appeal to prospective buyers. We pay our home staging consultant to visit your home and provide advice on furniture placement, paint color, decoration, lighting, and overall flow of the living space. Buyers in today's market are often attracted to living space that flows together and has a modern taste of decor. Allow our team of experts to shape your home its full potential.

Flyer Boxes - Most buyers will drive by a home that they are interested in before requesting a private showing. Having a flyer in front of the home with detailed information is just another way to try to build interest in your house. We include your houses domain name "www.123MainStreet.com" that directs buyers to your homes online information.

Our Yard Sign - We were purposeful in designing the sign that will be placed in your yard. Our signs are made of reflective paneling colored in red, white, and black. It is almost as if our yard sign tells interested buyers to "STOP AND LOOK" when driving by at night. Our sign can be seen on the home page of this website in a photo taken during the daytime. We designed our sign to be much different from most agencies black angle-iron signs. We wanted our sign to sit up high off the road and be visible from outer space. Well, it isn't visible from outer space...but you get the point. Another very important feature of our sign is that the telephone number forwards buyer's phone calls to all members of our team. This is important because you never want to miss a buyer's sign call. When a buyer calls there are multiple agents waiting to answer their questions about the home.

Internet Marketing - Since more than 92% of home buyers start their home search on the internet, top placement on search engines is essential. Your listing will have placement at the top of Google, as well as hundreds of affiliated listing websites around the world. This will maximize your exposure and bring a large number of potential buyers to view information about your home.

Premier Marketing on Top Search Sites - If you are interviewing agents, ask each agent if they are a premier agent on any real estate websites. Greater Cincy Homes is a Zillow Premier agent pushing your listing to the top whenever a buyer is searching in your area. We are also a Realtor.com enhanced listing agent allowing up to 30 photos instead of just 4 as well as pushing your listing to the top of the list when buyers search in your area.

Virtual Tour - Since so many buyers use the internet to search for their next home, they are also looking at homes with lots of photos. Virtual tours allow buyers to get a walk-through feel when viewing photos on your home. Your Virtual Tour will be syndicated to any listing website that allows these types of tours as well as the Greater Cincy Homes YouTube channel. Our sellers get a report once per week showing how many times your virtual tour has been viewed by the public and which websites those views came from. This is a feature that not all companies provide.

Blogging - Listing search websites allow photos and text, but sometimes there is just more to say about a home than we are given space for. That is why we take some extra time to post a blog about your home and what it has to offer. View the Greater Cincinnati Real Estate Blog.

Social Media - Your home's listing along with the photos and virtual tour will go on the Greater Cincy Homes Facebook Page and Twitter account. Your listing will be marketed to all of our followers.

For Sale by Owner Help

We offer one-on-one help to those who have chosen to tackle the task of selling their own house. We will work with you to try to sell the home and be there to contractually list the home for sale in the event that you cannot sell on your own. About 85% of home owners eventually end up hiring a real estate company to sell their home and we want to be your resource for selling if you are unsuccessful. Over 90% of real estate transactions involve at least one real estate agent. So, if you are approached by an agent with a buyer wanting to buy your home and need advice, we are here to help.

Expired Listings

Did you try selling your home with another agent or company and the home never sold? We are often contacted by sellers who have had their house on the market for months and have not sold. When their listing contract expires with their agent we often hear "I never heard from my agent" or "My agent listed my home and didn't do anything to sell it." We make it a priority to contact our selling clients on a weekly basis to make sure they understand what we are doing to sell their home and what traffic is being generated from our marketing.

Interview us to sell your house and we will work with you to find out why your house didn't sell. There are many reasons why homes don't sell and the reasons usually fit into one of six categories: Location, Size, Price, Condition, Amenities, and Marketing. We would be glad to meet with you and come up with a plan to sell your home.

Mini in Glendale, OH

We see a lot of neat things when showing houses to our buyer clients in greater Cincinnati. This photo of a mini cooper (vintage model) was shot in Glendale near Princeton High School. The building right in front of this car had a sign on the door that read "Bagley Avenue Speed Shop". If you have any stories about what went on here, we would love to hear about it.

East Side vs. West Side of Cincinnati

The long standing questions of "are you from the east side of Cincinnati or the west?" has been a head-scratcher for many non-native Cincinnatians. People relocating to Cincinnati find out quickly that there is a distinct difference in the culture of those from the East and those from the West.

Here is the best answer we could find regarding the East vs West conundrum:

Natives of the city see the west side as more conservative and dogmatic, where the east side is more transient and mobile. It is a known trend that there is the "born here -- die here" trend on the west side and residents there most likely live within miles of their high school. When on the west side, if someone asks where you went to school, they are most likely asking where you went to high school. On the east side they're likely to be asking where you attended college.

West-siders tend to have deeper family roots and be more thrifty with their money. Some have deemed the west side to be primarily blue-collar working class residents. East-siders are typically more liberal than the west-siders, enjoy the arts, and socially outgoing.

So where is the divider?

Many think the divider is I-75 running north and south dividing Hamilton County vertically and some think it is Vine Street and route 4.

So now you know the reasons behind the question you're bound to be asked when moving to Cincinnati - "Are you from the East side or the West side?"

Cincinnati's Mt. Adams

Ah, Mt. Adams. What a great place to get out and enjoy yourself. Located east of downtown Cincinnati and bordered on 3 sides by Eden Park, Mt. Adams allows it's residents to get away from the hustle and bustle of downtown. This area is some of the most prized real estate in the city due to the convenient location to downtown and night life.

There is certainly no shortage of things to do when visiting this area of Cincinnati. There are restaurants, bars, and churches (and plenty of each I might add). The only thing that Mount Adams doesn't have a lot of is parking. So if you're the guy that rocks the company car through the week, and drives the Porsche on the weekend, you'll be hard pressed to find that pad here that can accommodate your wheels. Even finding a parking spot when going out for dinner in Mt. Adams can seem like a chore.

A few notable local spots are the Mt. Adams Pavillion and Alive One (part of the 4EG conglomerate), TEAK which is a delicious Thai restaurant with excellent sushi, Mt. Adams bar and Grill, The Blind Lemon, Mt. Adams Wine Bar, and many others.

The church that most recognize in Mt. Adams is Holy Cross Immaculata that stands high atop the hill.

Greater Cincinnati $0 down USDA Financing

Most people have no clue that the United States Department of Agriculture has a program where a home buyer can buy their next house with NO DOWN PAYMENT. This is otherwise known as a rural housing loan. As you can see from the map located below, there are still lots of attractive areas to live in the rural housing areas.

Looking at the map below, anything that is not shaded in the orange, qualifies for USDA Rural Financing. The link below will take you to USDA's website where you can check the eligibility of a particular address.

Low Ballin' - Offers That Could Hurt You

The Greater Cincy Homes team received an offer for one of our wonderful listings this afternoon. This was very exciting because the sellers are new grandparents and they are looking forward to making the next step into a ranch style house with a couple of acres.

Though we received an offer, it left a little to be desired. First of all, the agents handwriting on the contract was something a 3rd grader would laugh at. Next, the offer was ridiculously low. The buyer was a first timer who seemingly just picked a number out of thin air.

Doing a CMA (Comparative Market Analysis) before making an offer on a house would be a great idea. How do you know what to offer on a house when you have no idea what it is worth. Also, if you are working with an agent that is helping you make the offer, make sure their handwriting is legible and they print neatly on the contract so all parties can see that they were offering $698,000 instead of $648,000.

Also, making a low ball offer may upset the seller into being difficult to negotiate with. Fortunately, our well mannered seller didn't take offense.

Greater Cincy Homes wishes you happy buying and selling.
